From Nov. 26, 2014: Today many new real estate agents question whether hosting open houses is an effective sales strategy. A recent industry analysis suggested open houses only account for five per cent of sales and instead just attract the neighbours and "lookie-loos" out for some free weekend entertainment.

18. Real estate agents' skill set ever expanding

From July 2, 2014: Time was, a REALTOR®'s job was to identify potential homes for clients then guide them through the myriad legal details surrounding the buying and selling of property. Those roles are still there, but technology and clients' expectations have brought changes that have re-shaped the REALTOR®'s career. "The role of the REALTOR® has changed, especially in the last 10 or 15 years," says Tim Ayres, president of the Victoria Real Estate Board.

16. Court rules commission must be paid

From Feb. 5, 2014: A ruling of the Ontario Superior Court of Justice in December makes it clear that a seller is responsible for paying commission to the real estate agent if a full price offer is presented, whether or not the offer is accepted.

15. Canadian housing bears stand their ground as prices keep rising

From July 2, 2014: It's too soon to relax about the Canadian housing market, says Bank of Nova Scotia economist Derek Holt. "I remain of the conviction that one doesn't drop one's guard on housing risks as we push toward higher and higher peaks," he writes in a research note. "Indeed, one's guard should be raised."

13. Finance minister says no major shift in mortgage policy for now

From Sept. 24, 2014: Canada's Conservative government has no immediate plans for a shift in mortgage rules, its finance minister said, amid speculation policymakers want banks to take more of the risk in mortgage lending. The federal government provides mortgage insurance through Canada Mortgage and Housing Corp. to qualified home buyers who make a down payment of less than 20 per cent.

From Aug. 20, 2014: When a property changes hands again, the sellers may not disclose the house's history. That's where two Ontario brothers come in, hoping you'll turn to their website to research a property's past. The site, called Housecreep, shows a map of addresses where former residents were murdered, committed suicide or where law enforcement have investigated meth or drug labs.

11. Number of GTA realtors has doubled in past decade

From May 21, 2014: The city's searing housing market is luring more realtors than ever before, according to new numbers reported by the Toronto Real Estate Board recently. There are currently 40,000 realtors operating throughout the GTA, the board says, up from 20,000 10 years ago.
