From June 11, 2014: When you sign an agreement with a real estate brokerage to sell your home, you have to pay commission if you make a deal with someone who saw your home during the listing period. If you try and make a private deal to avoid paying commission, you are likely to get burned.

8. New REALTOR® agreements aim to clear up confusion for homebuyers

From June 25, 2014: Anyone using a REALTOR® to search for homes will have to sign a written contract outlining responsibilities, a timeline and who pays fees. The hope is it will help eliminate any confusion caused by verbal agreements.

7. Real estate agent loses $120,000 commission for not sending simple email or letter

From Nov. 12, 2014: The Ontario Court of Appeal has overturned a trial decision costing a commercial real estate agent over $100,000 all because the agent failed to send a simple email or letter. The facts of the case are relatively straight forward.

From Aug. 6, 2014: Motorists convicted of driving while chatting or texting on a handheld cellphone face three demerit points and fines of up to $1,000 under Ontario legislation introduced earlier this year. The province has already increased the $155 distracted driving fine to $280.

3. Agents on the hook for illegal in-law suites

From Oct. 15, 2014: The Real Estate Council of Ontario (RECO), the body that licenses and governs real estate agents, is cracking down on representatives who advertise two-unit homes without making clear whether the second unit — usually a basement apartment — is legal. Many agents typically use wording such as, "Agents and seller do not warrant legal retrofit status of in-law suite."
