    City of Chicago upgrades electric-heat buildings
    CAA
    The City announced a new joint partnership with Elevate Energy to implement comprehensive energy efficiency upgrades in 2,500 electric heated apartment units and distribute efficiency products to buildings across Chicago. The new initiative will deliver proven and effective energy efficiency solutions to electrically heated apartment buildings, saving owners and tenants money on their electric bills, improving the comfort of their homes, and increasing tenant retention. The program runs on a first come, first served basis. Applications for apartment and condo buildings can be found here.

    General Assembly off to a slow start; City Council breaks for election

    At the CAA Legislative Committee meeting last week, Joan Parker, CAA state government lobbyist, reported that the new General Assembly is off to a slow start. Governor Rauner made his state-of-the-state speech and released a laundry list of items he intends to pursue. However, his legislative priorities will be outlined in more detail in his Feb. 18 budget address, at which time we'll have a better idea of his true agenda. In the meantime, the committee reviewed legislation of interest introduced to date, which includes expedited eviction legislation and bills relating to: expunging of arrest records; amendments to conceal carry; minimum wage; security deposit interest; elevator safety; erroneous exemption law; and IHDA rental housing programs.

    Certified Apartment Manager (CAM) Designation

    The onsite manager is a vital link between apartment residents and the community owners and investors. The objective of the CAM Program is to enhance the skills of the apartment manager, which can result in better managed and more profitable rental properties, improved resident retention rates and increased employee productivity.

    Improved Results!
    A survey showed the following performance enhancements of CAM designates:
    75 percent Enhanced ability to analyze the property's financial operations
    60 percent Enhanced ability to accurately report property performance
    55 percent Improved marketing plan and marketing strategies
    55 percent Improved employee morale/confidence

    Supervisors Say ...
    A survey of Supervisors who sent their associate's through the CAM program revealed:
    96 percent agreed or strongly agreed that the CAM designation course is a valuable use of employee's time and company money.
    Upon completion of the CAM course, 77% of supervisors noticed an immediate improvement in their employee's work performance.
    100 percent said they would enroll employees for the CAM course in the future.

    Multifamily market is enjoying the best of times — here's why

    The multifamily market is "in the middle of some of the best times this business is going to experience," commented the head of Fannie Mae’s multifamily division. Jeffery Hayward, executive vice president and head of the Multifamily Mortgage Business at Fannie Mae, made the remarks during a meeting with reporters at the Mortgage Bankers Association's Commercial Real Estate Finance/Multifamily Housing Convention & Expo.

    Area apartments fast-track renovations as competition grows

    It was a crowded open house inside two units at Atwater Apartments, a high-rise in Chicago's Streeterville neighborhood. Holding glasses of wine, residents mingled, checked out bathrooms, kitchens and blueprints and then some put down their glasses to fill out a questionnaire. Its key questions: How much did residents like the new finishes being contemplated for an overhaul of the property and just as importantly, would they be willing to pay more each month for those upgrades. This is no vintage building that fell on hard times, was behind the times or needed to try and reinvent itself. Atwater, which in January changed its name from Streeter Place, only opened in 2009, and is 96 percent leased.

    To hike rent, landlords swap plain walls for exposed brick

    Depending on your bank account, a three-bedroom apartment in an up-and-coming Brooklyn neighborhood renting for $2,899 a month may seem like a good deal. Inside, the apartment features hardwood floors, stainless steel appliances, and exposed brick. Lots of exposed brick. The newly renovated digs, advertised on Craigslist in early January, feature several small cutouts of brick, framed by wood sills and back-lit like works of art. It's an urban landlord’s idea of a 24-hour makeover: Tear down some dry wall, add a bullet point to your real estate listing, bask in the glory of instant cool.

    RealtyTrac: Best US markets for buying residential rental properties

    For the report, RealtyTrac analyzed median sales prices for single family homes and condos and average fair market rents for three bedroom properties, along with unemployment rates and demographic trends in 516 U.S. counties with a combined population of 236 million people — 76 percent of the total U.S. population. The 516-county analysis found an average potential return on residential rental properties of 9.04 percent in the first quarter of 2015, down slightly from an average potential annual return of 9.06 percent for residential rentals purchased in the third quarter of 2014 — the most recent residential rental property report issued by RealtyTrac.
