  • Legislative Committee acts on local and state public policy issues
    CAA
    The CAA Legislative Committee reviewed bills introduced in the General Assembly this year including measures to address: crime-free housing; payment non-discrimination; recovery of costs for improper penalties; and conceal carry. CAA is also participating in discussions with Rep. Damico and other interest groups on drafting a model crime-free housing ordinance that can be adopted by municipalities throughout the state. The committee will meet throughout the legislative session to monitor and take action on legislation affecting CAA members. The committee established a position on the following bills introduced early in the session.

    Fast expansion could slow apartment market's momentum

    Multifamily housing analysts remain upbeat about growth prospects for the U.S. apartment market, despite signs that demand will moderate in coming months amid a rapid rise in inventory. For now, demand for apartments is still strong four years into the sector's recovery, especially in large urban markets such as New York, Southern California and the San Francisco Bay Area.

    Some folks are just content to rent

    With a wife and a 10-year-old daughter, Matthew Amster-Burton appears to be one of the likelier people to buy a house, but the Seattle food writer says he has no interest in doing so. "It does feel weird sometimes, because it's supposed to be the grown-up thing to do," says Amster-Burton, 38. "But it's really not my goal, and it does seem like I'm swimming against the tide sometimes." Amster-Burton is part of a population of die-hard renters that is growing as the rate of U.S. homeownership declines.

    Make multifamily the starting point for housing reform

    Reform of the secondary market for housing finance is a big topic now among think tanks, industry representatives and on Capitol Hill. Most of this discussion has centered on the single-family market, because that is the market that collapsed, helped to precipitate the Great Recession. This recession led to 4 million American families losing their homes, according to RealtyTrac data, and the conservatorship of Fannie Mae and Freddie Mac. Yet Fannie and Freddie have long played another critical role in our housing market: providing a secure secondary market for multifamily housing finance. One-third of all Americans rent their homes and more than 16 million households live in multifamily developments, according to the U.S. Census Bureau.

    Big city job numbers will shoulder apartment demand in Chicago

    Chicago's designation as one of Google's seven national tech hubs will attract new startups to the city, amplifying its already strong employment prospects, which is good news for Chicago's multifamily market, according to an apartment research market report by Marcus & Millichap Real Estate Investment Services.
