  • Energy Benchmarking begins June 1
    CAA
    Residential buildings 250,000 square feet or bigger will be subject to the City of Chicago Energy Benchmarking Ordinance beginning June 1. The ordinance is intended to drive awareness and transparency to help unlock energy cost savings opportunities. Affected buildings will receive a notification letter from the City by the end of April with a unique building ID number and instructions on how to comply by the August 1 deadline. CAA held two panel discussions on the new measure and additional training opportunities are available from the City.     Friday is CAMME Awards' early bird entry deadline

    The entry forms and categories for the 2015 CAMME Awards are available on the CAMME Web page. All entries submitted by the April 24 early bird deadline will be entered into a raffle to win a (7 available) $50 gift card for places like Nordstrom & Starbucks! After April 24 prices will increase $50 per entry.

    All entries are due by May 22.

    General Assembly returns from break seeking budget fix
    CAA
    The Illinois General Assembly returned to Springfield on April 14 after a two-week hiatus. Although more than 6,000 bills were introduced since the start of the session in January, most of those have not advanced, and we are dealing with a more manageable legislative workload. (See below for a few bills of interest to CAA.) Although the governor and legislature were able to come to an agreement before the break to fill the current fiscal year's budget hole with "sweeps" of existing state funds, they are still faced with a multi-billion dollar deficit in next year's budget. A pending state Supreme Court ruling on pension reform could invalidate that 2013 law and add more fiscal woes. The scheduled adjournment for May 31st is uncertain.

    Small home starts gain shows lack of US construction vigor

    Housing starts rose less than forecast in March from the weakest pace in more than a year, underscoring a lack of vigor in homebuilding that held back the U.S. economy. Work began on 926,000 houses at an annualized rate, up 2 percent from February when bad winter weather prompted a 15.3 percent plunge, figures from the Commerce Department in Washington showed. Starts were less than the most pessimistic estimate in a Bloomberg survey of economists and reflected slowdowns in the West and South.

    Chicago's apartment boom needs more top-shelf architecture

    This is a tale of two new West Loop high-rises and what they say about Chicago's apartment building boom, which has restored construction cranes to the skyline but has yet to give us architecture with a capital "A." The buildings — the underwhelming Arkadia Tower in Greektown and the better-than-average JeffJack Apartments west of Union Station — are the latest products of the construction surge, which is expected to deliver nearly 3,000 apartments to downtown Chicago this year and almost 5,000 next year.

    Emergency notification keeps tenants safe and protects your property

    If your tenants can stay safe when danger is nearby, it's better for everyone. You avoid tragedies, your tenants' lives are less disrupted, your property is likely to be protected, and the rent is paid. Thankfully, there is an effective, authoritative, free service available in most communities that accomplishes this. Emergency notification service, or ENS, alerts contact citizens via phone call, text and email. ENS refers to a collection of services like reverse-911, severe weather alerts and other local notices.

    The 10 lowest vacancy markets of the 1st quarter

    The West leads the way in Reis' list of markets with the lowest vacancy rate in the first quarter, with six of the tightest markets in California and another in New Mexico. The East Coast's only representatives are the Connecticut cities of Hartford and New Haven, and Rochester, New York.

With rent growth at historic highs and demand continuing to outpace supply, NMHC chief economist and SVP Mark Obrinsky says the national housing market is likely to remain strong for years to come.

    NMHC survey: Apartment markets expand in April

    All four indexes landed above the breakeven level of 50 in the April National Multifamily Housing Council (NMHC) Quarterly Survey of Apartment Market Conditions. The Sales Volume Index rose to 52 from 44 last quarter, with Market Tightness (58), Equity Financing (55), and Debt Financing (60) all continuing to show improvement. The indexes are almost exactly the same as they were a year ago.
