  • CAA-supported bills advance as General Assembly faces 'continuous session'

    Both houses of the Illinois General Assembly's adjourned late in the afternoon on May 31. The legislature is expected, however, to remain in what House Speaker Madigan termed "continuous session" throughout the summer. The House is scheduled to reconvene on June 4 and the Senate on June 9.

    City seeks comments on ARO Map and Rules & Regs

    Updates to the Affordable Requirements Ordinance (ARO) were approved by Chicago's City Council on April 15, 2015. The new Ordinance, including the ARO Zone Map and the Rules and Regulations described below, will go into effect on Oct. 12, 2015.

    For individuals who have previously completed the Lead Renovator Initial Certification in compliance with the Renovation, Repair, and Painting (RRP) rule, this 4-hour Refresher Course is required to renew your individual certification. Our courses are delivered by experienced instructors, and will provide you with all the current information you need to successfully and safely perform RRP work in the field.

    This Lead-safe Renovator Refresher course can be completed at any time prior to the expiration of your Initial Renovator Certification, so register today to prevent any delays in your recertification! Please Note: Students are required to bring a copy of their initial Lead Renovator certificate to the refresher class, so that there are no delays in issuing the new RRP certificate!

    Mayor Rahm Emanuel recently named Felicia Davis Executive Director of the Public Building Commission (PBC) of Chicago and Judy Frydland Commissioner of the Chicago Department of Buildings (DOB).     City of Chicago inspectors to conduct Q&A session

    The City of Chicago is kicking off its June workshops with "City Inspections — Ask Questions, Get Answers" on June 3 at City Hall. The free workshop offers property owners and managers the opportunity to learn about inspections from City officials from the departments of Business Affairs and Consumer Protection (BACP), Buildings, and Public Health. Attendees can talk to officials and gain insight on zoning, how to operate a business safely, business compliance and preparing for inspections.     Who wants to live in an apartment this small?

    Getting small is one of the big ideas in the apartment business these days, and a builder is putting it into practice in the West Loop. Stacked up in a new 17-story rental tower called Gateway West Loop are a dozen 399-square-foot apartments. When the 167-unit building opens in June at 11 S. Green St., they will be the smallest modern apartments in downtown Chicago.

    Suburban apartment rents soar as buildings fill up

    The downtown apartment market is hot, but the suburban market is hotter. At least it was in the first quarter, when the median net suburban rent rose to a record $1.32 per square foot, up 7 percent from a year earlier, according to Appraisal Research Counselors, a Chicago-based consulting firm. It was the biggest year-over-year rent increase in the suburbs since 2006.

    Small city living for multifamily property buyers
    The Wall Street Journal
    As prices for multifamily properties in big cities escalate, some investors are setting their sights on smaller markets where prices are lower and yields are higher. These investors are following the lead of companies like Wilkinson Group Inc., an Atlanta-based apartment investment and management firm that paid $22.9 million for Legacy at Sandhill, a 240-unit garden-style apartment project in Elgin, S.C., a suburb of Columbia. Built in 2008, the gated complex consists of one-to-three-bedroom units that rent from $763 to $1,440 a month. It features amenities such as a resort-style pool, fitness center, business center and sports lounge with billiards.
