Complaints about poor thermal comfort abound in occupant satisfaction studies. Yet, to date, solutions have proven elusive or only partially satisfactory. New research, though, provides insights into the mechanisms that influence our sense of temperature and how to achieve a more sustainable balance between occupant comfort and building performance.

Shopping malls aren't actually dying

We've all read about dead malls and ogled the pictures of them: stopped escalators, crumbling ceilings, and storefronts with the ghosts of old Sears and Foot Locker signs. The dead or dying mall is a real phenomenon. But all you have to do is invert these figures to get the bigger picture, which looks very different. If 20 percent of malls are in trouble, then 80 percent are still healthy. If 3.4 percent of malls are dying, then 96.6 percent of them aren't.

Toys R Us to devote store space to play

Toys R Us Inc., following years of losing ground to online rivals and discount chains, plans to revamp its stores to be places where kids come to play. The company, which was taken private almost a decade ago by Bain Capital Partners, KKR & Co. and Vornado Realty Trust, will open a new prototype store this year, Chief Executive Officer Antonio Urcelay said at an event in New York. The goal is to eventually make all of its locations more engaging places for children than Wal-Mart Stores Inc. or Target Corp., he said in an interview.

Leisure East Devon set to take over Exmoth sea front facility

Leisure East Devon has announced it has agreed a 25-year lease to manage the Ocean Blue complex on Exmouth seafront. The complex, owned by Mark and Rachael Quinn of Harlequinns Leisure, will be renamed "Ocean" and will continue to offer a 12-lane ten pin bowling area and a bar and grill restaurant. The SEGA entertainment center and retail units will also remain on site and a new state-of-the-art bowling system is due to be installed later this year.

Negotiating the operating costs as rent

When it comes to negotiating commercial leases and renewals, there are aspects of operating costs that can indeed be changed to the tenant's favor (although most commercial real estate professionals may tell you otherwise). The landlord wants to make sure that tenants pay for all the operating costs for the property — there's nothing unusual about that. But when we do operating cost reviews for groups of tenants in a building, we frequently find that the tenants are subsidizing capital improvements that the landlord is using to increase property value.
