NARI Touchpoints: Remodelers are Satisfied and Enthusiastic

 Our final Touchpoint in this series of survey questions shows an overwhelming 83% of remodelers are satisfied and enthusiastic about the future of their businesses and would choose to do it all over again! This enthusiasm spilled over with a 2/3 response rate of comments and advice which we must be shared:
"This is an industry with low barriers to entry so many people think it's easy, when in reality, remodeling is very challenging. There is a constant need to find the right balance between satisfying customers and letting them take advantage of you. You have to know what you are doing both on the business side and the technical/hands-on side. Every project comes with unexpected challenges and you have to plan ahead for how you will cope with that, from a time and cost perspective."
In the past 4 weeks, we have explored the mental and financial success of remodelers. We have seen a small group, about 15% of responses at each end of the scale. For every remodeler at the top of their game, we found another on the opposite side of success. Most of us fell somewhere in the middle, working hard for demanding customers, hoping to make better profits:
"If you go into business for yourself, you can no longer think like a carpenter/plumber/electrician; you have to think like a business owner! You have to learn how to operate a business that is way different than being a good technician! Don't subsidize your client's life style by not charging enough for all you provide, and for what it takes to run your business. Don't give your time away for no compensation! That includes paying yourself to all the paper work and book keeping and SO much more for your company. Learn how to count the costs of overhead and to make a good margin of profit for what you do."
And we had some good advice about now to improve your game:
"Charge way more!"
"Be prepared to bust your butt and make little money doing it with increasingly demanding customers"
"Plan, be persistent, be patient. Make a list. Take something off your plate every day. Failing to plan is planning to fail."
"Focus! Find a niche and get good at it. It will make your work more efficient, and you will naturally become the best at it. It will be easier to hire help, because if you do the same type of work over and over, it will be easier to train. You can hire a salesperson to sell for you if you focus and know your pricing. If you do it all, it is virtually impossible to develop a pricing structure."

NARI Touchpoints are designed to connect NARI's leadership with our members. The answers to this first series of questions shows us that remodelers are doing OK, but could be doing better, and NARI has a vital role in helping advance the professionalism of our industry.

I have been doing energy audits for about six years now. I enjoy studying the building science and putting it into use to solve problems for customers. The only problem is that the work is typically in the attic or basement, which are two miserable and challenging places to work.
A drawing of a roof/wall ventilation scheme is easy to understand and looks easy to install. On paper, it is.
In practice, it is anything but easy. Lying on rips of plywood across ceiling joists and reaching deep into bird’s mouth cavities fishing around for fibrous insulation—usually pushing against your face, arms, and shoulders, is no picnic. It is often hot and always dusty.
Pro Remodeler
As one of the last steps to prepare for our impending relocation, I needed to post “Emergency No Parking” signs in front of our row house in downtown Washington, D.C. The permits reserve parking for the moving van for two weekdays between the hours of 7 A.M. and 5 P.M. That time period overlaps at both ends with rush hour on 16th St., which is a five-lane avenue with heavy commuter traffic.
The signs, which have to be posted at least 72 hours ahead of time, not only warn local residents that there will be fewer available parking spots during non-rush hours, they also alert commuters that there will soon be one hellacious bottleneck in their daily trek to and from work.

Because of this, many companies have more than one principal. Sometimes it is a pair of good friends. It could be two spouses working together.
The challenge is that everybody changes over time and partners rarely change at the same time.

Pro Remodeler
As I look at some of the most successful people in the remodeling industry today, as well as some of the least, I see many factors that separate these extremes. One thing I’ve noticed is that the least successful often have more misconceptions about the remodeling business. They have passion and conviction for ideas that are just not correct. The following are some of the misconceptions I see embraced by less successful remodelers. As you reflect on these, try to see what your beliefs are and how you might measure up.
1. Bigger is better.
A bigger company is not necessarily more profitable, better with clients, or able to retain employees. There are many remodeling companies that are half the size of others in their community, yet are making twice as much money with less stress. I believe in growth, but you need to define healthy growth for your business, not just getting bigger.
Qualified Remodeler
Scott Mosby first recognized a labor shortage in 2006, as spending for residential remodeling and repair climbed toward its peak of nearly $285 billion before the Great Recession. About 2 million workers left residential construction in wake of the downturn, which has restrained the ability to grow his business with the industry expected to top $300 billion in spending for 2016.
“Our company is limited by our people,” says Mosby, president of Mosby Building Arts, a full-service remodeler in St. Louis, Missouri. “If there’s a shrinking labor pool, then that becomes a much higher priority for us as a company.”
Pro Remodeler
The project planners at Meadowlark Design + Build combine sales and design functions, so it’s their job to explain the design/build process to homeowners. Much of the time, the potential clients don’t know anything about remodeling, and that used to result in questions about material choices, construction costs, and schedule long before a scope of work had been established.
Things are a lot clearer now that our project planners use a visual aid called the “Design & Construction Funnel” (below). It’s shaped like a funnel because that’s a good graphic way to show clients how the process progresses from the general to the specific. They can see that as they move down the funnel, decisions get more detailed. That gives them a visual picture of all the work that has to go into the planning process before construction can begin.
