Moving quickly Saturday morning, the Senate passed its version of the Tax Cuts and Jobs Act. At the last minute, the Senate amended its bill to provide for certain concessions for GOP holdouts. This included a provision that would allow for a deduction for up to $10,000 in real property taxes paid on a personal residence which NARI advocated for in the Senate. Senator Susan Collins (R-ME) was a key negotiator and last minute editor. The bill now moves into a formal "conference" where House and Senate versions are reconciled.
NARI's lobbyist, Monica Prahl Schulteis, Director of Government Affairs at Greenberg Traurig, LLP, advises us that the staff negotiations to reconcile the bill have already begun and while there are many differences between the bills, she expects the process to move faster than most formal conference negotiations. As the bill moves into conference, NARI will clearly state its concerns and advocate for changes. Your answers from last week's Touchpoint questions provided great support for Monica.
We asked remodelers last week how they thought this bill would affect their customers’ future remodeling plans.
Mortgage Interest Deduction
58% of remodelers - believe that a $500,000 reduction in the loan value ceiling for mortgage interest deductions will have a negative impact on their business while 34% are not expecting this will have much effect on them. The Senate has left the current amount alone at $1,000,000 but the House makes this $500,000 reduction. As the bill moves into conference this will be a key point to be resolved that remodelers will be concerned about.
Deduction for Second Home Loan Interest
65% of remodelers - believe that the elimination of deductions for second homes will negatively affect their customers’ decision to remodel. The Senate bill leaves this deduction in place as part of the existing $1,000,000 maximum loan valve. The House cuts the deduction entirely leaving another key point for resolution that remodelers are not in favor of!
Home Equity Loan Interest Deduction
Most Remodelers - 77%- believe that the elimination of the deduction for Home Equity loan interest will have a substantial effect on their business. Both the Senate and House are in agreement to eliminate this deduction, while we don’t like this it looks like something we may need to accept.
Property Tax Deduction
62% of remodelers fear the cap on a deduction for property taxes will affect them. 68% are even more concerned if this deduction goes away entirely. Currently there is no cap on this deduction, the House has a new cap of $10,000 and the Senate in last minute negotiations Saturday morning adopted the same $10,000 instead of eliminating it entirely. Another one we don’t like but will need to accept.
Energy Efficiency Tax Credits
Both the House and Senate plans do not extend this already expired tax credit and remodelers are worried - 52% - believe this incentive creates more desire for remodeling work and it looks like it’s a goner!
When thinking about how the tax bill will affect our customers, remodelers are worried. NARI will share your concerns with the Senate and House conference committee members as this process begins. Our concerns as remodelers are similar to most small businesses so we are not alone. Mortgage Interest Deductions will be a large issue we may be able to influence, and our survey shows our customers rely on Home Equity Line of Credit loans to finance our work, but both the House and Senate are in agreement to eliminate this specific deduction, which leads us into this week’s survey: TAKE IT HERE!

Remodeling

Have you noticed lately that news headlines almost always contain at least one allegation of sexual harassment made mostly by women against mostly male celebrities? As I write, a New York Times list of alleged perpetrators accused since Oct. 5 holds 30 names and counting, almost one a day.
Unfortunately, the behavior is nothing new, and the public allegations are only too familiar—not long ago we were reading about Bill O’Reilly and Roger Ailes, and before that about Bill Cosby, Bill Clinton, and Clarence Thomas, to name a prominent few.

They won’t do great jobs for your customers if they’re grumbling about what you’ve done.
My wife is a vacuum snob connoisseur. Your basic knockoff won’t cut it for her. I love her, I have my own weaknesses, and if that inspires her to vacuum our home, then who am I to complain? So when our Oreck suffered its last breath, we scoured the frontier for a machine that could keep up with our family and our Golden Retriever, a gold medalist in shedding at the 2014 Boulder Olympics.
Our search brought us to the Dyson Ball “Animal 2” upright vacuum. It’s several hundred dollars' worth of the best vacuuming you could ever want. We went to Sears to check out the magic of this wonder and to take it for a test drive. Our service representative did a good job—until it came down to buying it.
