Pro Remodeler
Project specification documents have a big impact on a remodeler’s profit. Follow these guidelines to make sure they’re detailed, clear, and accurate.
A set of detailed project specifications, or specs, save time, money, and aggravation by ensuring that everyone works off the same page. They show clients exactly what to expect, and they make pricing more accurate.
Remodelers who write detailed specs couldn’t imagine working without them. “Costs on our last 35 jobs were within 0.82 percent of estimate and our change orders are consistently just 2 or 3 percent of annual volume,” says Paul Eldrenkamp, owner of Byggmeister, a design/build firm in the Boston area. He adds that it’s his company’s detailed specs that have made the difference.

Correctly crafted, having a celebration can lead to more employee involvement and more leads.
Over the years, I have worked with many different remodeling company owners and employees. Some clients have done remarkable things as a result of our coaching work. Dave Roberts of Roberts Architecture and Construction in Evanston, Ill., is one of those people.

Pro Trade Craft
The construction trades have long been one of the industries with the lowest percentage of women in the workforce — as of 2015, fewer than 3 percent of workers in the Construction and Extraction trades were women.
While data on Lesbian, Gay, Bisexual, Transgender and Queer (LGBTQ) workers in the trades is not available, it is clear that many women and LGBTQ workers face bullying and discrimination from sexism, homophobia and transphobia in the workplace.
Our goal in developing this Toolkit is to offer an array of suggestions and solutions to help small business owners and managers break down gender stereotypes and create companies that are inclusive of all genders and sexual orientations.
We recognize that many other kinds of discrimination happen in the workplace — race, class, ethnicity, ability — but this Toolkit is specifically focused on gender discrimination.
Qualified Remodeler
There is definitely a difference in opinion about charging and paying for estimates. Some remodelers say it’s not fair to do so; others say, as professionals, they deserve to be paid. Some consumers are OK paying for them, while others will tell you you’re a crook for charging because “every other contractor does them for free.” I actually believe estimates should be free —
because they are typically worthless. An estimate is a guess and should not be confused with a fixed price proposal. Our industry needs to correct that misconception and misuse of the term. Until consumers and contractors agree on the differences between estimate and fixed price proposal, confusion will prevail about their respective value, and consumers will forever think they should be free. If you are tired of being insulted simply because you expect to get paid for your expertise and time, read on for some help.
Market Watch
The Federal Housing Administration on Thursday said it would no longer insure mortgages on properties with certain loans criticized by consumer advocates for being predatory.
The loans, known as Property Assessed Clean Energy assessments, came with high interest rates, could be used for dubious uses, and were often marketed to homeowners who didn’t understand what they were getting into.
But most critically, the loans took priority over the mortgage on a home. That’s what Housing and Urban Development Sec. Ben Carson cited in explaining the FHA’s move.
“FHA can no longer tolerate putting taxpayers at risk by allowing obligations like these to be placed ahead of the mortgage itself in the event of a default,” Carson said in a statement.
Remodeling
Less of a field worker’s time can be billed to jobs than you might think.
I asked a client recently what percent of field employees’ time was billable. Without hesitation, he replied, “100%.”
He was wrong. Consider all these hours that aren’t related to jobs but must be paid: Safety meetings. Company meetings. Field education. Time in the office for scheduling, vendor quotes, etc. And paid time off.
Once you take those into account, the question becomes: What percentage of hours that a field worker is paid per week can you expect to bill to jobs? Production expert Tim Faller and I wrangled over this question for a couple hours as I wrote and rewrote this column. I shared with him my expectations for each of the various field positions.
